With a record order book and expanding business, it provides our employees with an increased scope of work, providing new challenges and expanding on their skillset.
Our Story
In 1954, Robert (Bob) Kenworthy left his job as Managing Director of a large regional building contractor to set up Warden Builders Supplies Ltd. In those early days, Warden supplied building materials and large construction plant to large construction companies. Typically, Warden was providing gravel, stone and excavators for runway building projects throughout England.
In the early sixties, Warden Building Supplies became Warden Builders as the Company started undertaking groundworks, predominantly petrol filling stations forecourts. By the mid-sixties the firm was undertaking building work for the first time, with one of the first projects being the refurbishment of the Midland (now HSBC) Bank in St Annes-On-Sea. Midland then HSBC was a client that Warden would work with consistently over the next sixty years.
David Kenworthy joined the business in 1972 and was followed by his brother Peter, during the 70s the Company became a well-respected building contractor with a strong specialism in the construction of petrol filling stations. Warden built new petrol stations for all the major oil companies and lately for many retail chains. During the 1980’s, Warden continued working on petroleum installations throughout the UK, but developed a strong presence as a respected local builder with the public and private sectors.
Following a management buyout in 1984, David Kenworthy became Managing Director and the business grew during the 1980s and early 1990s into a regional building contractor undertaking all housing, commercial, industrial, education and healthcare building work for public and private sector customers.
In 1997, Richard Kenworthy joined Warden, with the Company progressing into partnering framework arrangements with blue chip and public sector clients. As the service offering developed, the company became Warden Construction Limited, with Warden offering a full end to end service from land acquisition to facility management. At the start of the new millennium, Warden set up an in-house City and Guilds accredited construction training centre, Initially to undertake onsite assessments for NVQs in various building trades. The service offering developed and the training centre became a sister Company, Skills Construction Centre, consistently delivering over 500 NVQs each year for apprenticeships, schools, access to employment and prisons, through its centres in Kirkham and Manchester. Richard Kenworthy became Managing Director of Warden Construction Limited in 2004 and in 2006 led a management buyout when David Kenworthy retired from the business.
The strong reputation built up over many years has meant our team has been fortunate enough to have been involved with some of the most high profile projects in the North West, as well as undertaking many challenging projects in the education, healthcare, commercial and industrial sectors. We are proudly expanding the number of new homes that we build year on year with a combination of joint venture and in-house developments. The strong ethos of attracting, training, developing and retaining talented people contributes greatly to our goal of being the company of choice for clients, consultants and the supply chain.

Dan Culshaw
Financial Director
Professional Qualifications & Memberships: ACMA CGMA
Dan has over 18 years’ experience in Accountancy and Finance. He has a number of years’ experience as Chief Financial Officer and has acted as the Strategic Partner to the CEO across a range of companies.
Dan has a number of years’ experience in raising finance with various institutions for opportunities and has gained a breadth of cross sector experience having worked in the service, manufacturing, import / export and construction sectors.
In his current role as Financial Director, Dan supports the board on financial strategy and is responsible for heading up the IT and HR departments.
Ian Williams
Managing Director
Professional Qualifications & Memberships: MCIOB, L7 NVQ Diploma Senior Construction Management
Ian has over 35 years’ experience in the construction industry and has been with Warden since 2000. He received a directorship in 2004 and was appointed as Managing Director in 2021 after a management buy-out.
With a significant amount of experience in heading up preconstruction and bid teams, he also takes responsibility for all new business and framework management delivering solutions for both private and public sector organisations on wide ranging projects up to £20m in value. As Managing Director, Ian now has overall responsibility for the company strategy and performance.
Adrian Atkinson
Commercial Director
Professional Qualifications & Memberships: MRICs, BSc (Hons) Quantity Surveying, CITB Directors Role for Health & Safety
Adrian started his construction career with Warden back in 1990 on an industrial placement and returned full time after completing his BSc Hons degree. Following a spell working for one of the country’s largest national contractors, Adrian returned in 1999 as a Senior Quantity Survey and was appointed to the Board of Directors in 2006. Adrian was heavily involved with the recent management buy-out.
Adrian is responsible for leading Warden’s Commercial and Procurement Teams and has overall responsibility for the financial control of our projects. He is also responsible for Warden’s Aftercare Team.
Allan Wood
Health, Safety & Environmental Director
Professional Qualifications & Memberships: FIIRSM, CMIOSH
Allan is a highly qualified Health, Safety, and Environmental Practitioner with over 20 years’ experience in the construction industry. He has worked on a wide range of projects in a variety of industries. Allan takes a pragmatic, hands-on approach to risk management by coaching employees and our supply chain to ensure that compliance is achieved and maintained.
Allan is responsible for Warden’s Health, Safety, and Environmental matters which includes providing competent HSE advice, developing strategies, policies and procedures in accordance with ISO 14001 and ISO 45001, ensuring that all HSE Accreditations are upheld, conducting regular HSE Inspections on site and at head office, and chairing the company’s HSE Committee.
Darrell Cullen
Operations Manager
Professional Qualifications & Memberships: MCIOB, NEBOSH, BSc Hons Construction Project Management
Darrell is a dedicated and proven professional with over 20 years’ experience in the construction industry. He has a demonstrated track record in a variety of project management disciplines and has worked on a variation of private and public sector projects throughout his career.
Darrell has completed new build and refurbishment projects ranging from £1 million to £15 million for both Tier 1 and Tier 2 Principal Contractors. Darrell is responsible for the overall delivery of all projects, managing our delivery teams, design and risk management and reporting on contract progress.
Prabjeet Kaur
Business Development Manager
Professional Qualifications & Memberships: MSc Business Management, BA (Hons) Business Studies
Prabjeet has been a valuable member of the company over the last 7 years which has seen her undertake a Business Systems Manager role including managing the company’s IT, marketing and numerous business improvement tasks. She has previously worked in retail, manufacturing and the nuclear industry.
As Business Development Manager, she supports the preconstruction team and has become an integral part of the procurement of new business from identifying early opportunities, bid writing, managing precontract submissions through to contract award. Prabjeet also manages Warden’s Social Value and Sustainability strategy, marketing and communications and plays an integral role in ISO Management.
